Water Heater
These stains were on the front and back gable end walls of this home. There were similar stains at the soffit-wall junction on the other two sides of the home.

“What in the world is it?” my client asked. The sellers reported that the home had recently been painted to cover up these stains. “Lets continue with the inspection and see if this mystery reveals itself,” I said.

While looking at the soffits it was clear there were no attic vents. Walking the roof revealed there were also no roof vents or vents on the gable end walls. When I entered the attic area my glasses immediately fogged and there was a damp feeling to the attic air. The bathroom and stove vents were not vented outside but into this attic area. The entire attic area was soaking wet!

The insulation, rafters and roof sheathing all were laden with beads of moisture and glistened in my flashlight beam. The stains on the outside were from moisture running down the inside of the attic walls and out the bottom of the siding boards and soffits.

Mystery solved. “Have a licensed contractor further evaluate this roof/attic structure and provide adequate ventilation” was my recommendation.
